How to Request Association Records

Florida law provides condominium unit owners with the right to inspect and obtain copies of official records. This page explains the basic process and offers a simple request template you may use when contacting the association or management company.

Florida Statute FS 718.111(12) requires that a written request for official condominium association records be sent via certified mail, return receipt requested. This method provides proof of delivery and is the standard procedure for official communication regarding records requests.

Under Section §718.111(12), Florida Statutes, condominium unit owners have the right to inspect and obtain copies of official records of the association. Requests must be submitted in writing, and the association generally has up to 10 working days to make the records available. Common types of records considered “official” include: • Financial statements and ledgers • Meeting minutes • Insurance policies • Contracts, bids, and invoices • Correspondence sent to all owners • As well, other written records of the association not specifically included in the foregoing which are related to the operation of the association §718.111(12) Certain categories may be withheld under the statute, such as: • Attorney-client privileged documents • Personal identifying information of other owners • Personnel records of employees This page provides general information only and is not legal advice.
